Two different tests โ don't mix them up
1) Can the loss offset your active income? Yes if your average guest stay is 7 days or less AND you materially participate (you run the bookings, guests, and decisions โ commonly ~100 hours and more than anyone else, or 500 hours). That makes it non-passive under ยง469 โ no real-estate-professional status required.
2) How fast is the building depreciated (27.5 vs 39 years)? A separate question. It turns on the ~30-day / substantial-services (transient) test โ a house rented in short transient stays is usually treated as commercial (39-year), not residential (27.5-year). This affects the slow portion, not the year-one cost-seg pieces.
